SUBSTITUTE TRUSTEE’S NOTICE OF FORECLOSURE SALE

Default having been made in the terms, conditions, and payments

provided in a certain Deed of Trust dated OCTOBER 19, 2023,

executed by CHARLES T. NORMAN, SINGLE MAN, to MEGAN

K. TROTT, Trustee, of record in BOOK TD1100, PAGE 239, for the

benefit MORTGAGE ELECTRONIC REGISTRATION SYSTEMS,

INC., AS NOMINEE FOR FIRST COMMUNITY MORTGAGE, INC.,

in the Register’s Office for BEDFORD County, Tennessee and to J.

PHILLIP JONES AND/OR JESSICA D. BINKLEY, either of whom

may act, appointed as Substitute Trustee in an instrument of record

in the Register’s Office for BEDFORD County, Tennessee, to secure

the indebtedness described; WHEREAS, said Deed of Trust was last

assigned to TENNESSEE HOUSING DEVELOPMENT AGENCY,

the entire indebtedness having been declared due and payable by

TENNESSEE HOUSING DEVELOPMENT AGENCY, being the

present owner/holder or authorized agent, designee or servicer of

the holder/owner of said indebtedness, has requested foreclosure

proceedings to be instituted; and as provided in said Deed of Trust, I,

J. PHILLIP JONES/JESSICA D. BINKLEY, will by virtue of the power

and authority vested in me as Substitute Trustee, on WEDNESDAY,

FEBRUARY 12, 2025 AT 10:00 A.M., LOCAL TIME AT THE FRONT

STEPS OF THE BEDFORD COUNTY COURTHOUSE IN SHEL-

BYVILLE, BEDFORD COUNTY, TENNESSEE, sell to the highest

bidder for cash, free from the equity of redemption, homestead, and

dower, and all other exemptions which are expressly waived, and

subject to any unpaid taxes, if any, the following described property

in BEDFORD County, Tennessee, to wit:

Beginning at a point in the center of Goose Creek Road being

South 37 degrees 08 minutes 53 seconds West 484.91 feet to a

P.K. nail new in the center of Chestnut Ridge Road in line with the

center of said Goose Creek Road and being the Northwest corner

of the Jolley property (Deed Book 226; page 203) and being the

Southwest corner of the herein described property; thence with

said center of the road the following calls: North 42 degrees 54’

East a distance of 79.89’; thence North 52 degrees 59’ 20” East a

distance of 47.44’; thence North 61 degrees 49’ 45” East a distance

to a point in the center of said road at the Northwest corner of the

herein described property; thence leaving said center of road South

new by a fallen fence corner post; thence North 78 degrees 04’ 20”

West a distance of 175.34’ to a fence corner post at the Southeast

corner of the Smith property (Deed book 147; Page 196); thence

North 17 degrees 54’ 40” East a distance of 92.50; thence North 18

degrees 59’ 40” East a distance of 130.60’ to a corner post; thence

North 50 degrees 37’ 37” West a distance of 237.77’ to a fence post

at the Northeast corner of the said Jolley Property; thence North

50 degrees 32’ 16” West a distance of 252.83’ to an iron rod new;

thence North 50 degrees 32’ 16” West a distance of 24.99’ to the

point of Beginning, and containing 5.01 acres, based on a survey by

Lincoln Northcutt, dated September 6, 2011, located at 117 Hickory

Drive, Shelbyville, Tennessee.

T. NORMAN, A SINGLE MAN, BY WARRANTY DEED DATED

OCTOBER 19, 2023 OF RECORD IN BOOK D385, PAGE 495,

REGISTER’S OFFICE FOR BEDFORD COUNTY, TENNESSEE.

THIS IS IMPROVED PROPERTY KNOWN AS 1397 GOOSE

CREEK ROAD, SHELBYVILLE, TN 37160.

THE SALE OF THE SUBJECT PROPERTY IS WITHOUT WAR-

RANTY OF ANY KIND, AND IS FURTHER SUBJECT TO THE

RIGHT OF ANY TENANT(S) OR OTHER PARTIES OR ENTITIES

IN POSSESSION OF THE PROPERTY. ANY REPRESENTATION

CONCERNING ANY ASPECT OF THE SUBJECT PROPERTY BY A

THIRD PARTY IS NOT THE REPRESENTATION/RESPONSIBILITY

OF TRUSTEE(S)/ SUBSTITUTE TRUSTEE(S) OR THEIR OFFICE.

THIS SALE IS SUBJECT TO ANY UNPAID TAXES, IF ANY,

ANY PRIOR LIENS OR ENCUMBRANCES LEASES, EASEMENTS

OF ANY FIXTURE FILING. IF THE U.S. DEPARTMENT OF THE

TREASURY/ INTERNAL REVENUE SERVICE, THE STATE OF

TENNESSEE DEPARTMENT OF REVENUE, OR THE STATE OF

TENNESSEE DEPARTMENT OF LABOR AND WORK FORCE

DEVELOPMENT ARE LISTED AS INTERESTED PARTIES IN THE

ADVERTISEMENT, THEN THE NOTICE OF THIS FORECLOSURE

IS BEING GIVEN TO THEM, AND THE SALE WILL BE SUBJECT

TO ALL APPLICABLE GOVERNMENTAL ENTITIES RIGHT TO

REDEEM THE PROPERTY, ALL AS REQUIRED BY 26 U.S.C.

7425, T.C.A. 67-1-1433, AND 28 U.S.C. 2410 (C). THE NOTICE

REQUIREMENTS OF T.C.A. 35-5-101 ET SEQ. HAVE BEEN MET.

THE RIGHT IS RESERVED TO ADJOURN THE DAY OF THE

SALE TO ANOTHER DAY, TIME AND PLACE CERTAIN WITHOUT

FURTHER PUBLICATION, UPON ANNOUNCEMENT AT THE

WILL BE ACCEPTED. TO THIS END, YOU MUST BRING SUF-

FICIENT FUNDS TO OUTBID THE LENDER AND ANY OTHER

BIDDERS. INSUFFICIENT FUNDS WILL NOT BE ACCEPTED.
